39 North District to Attract AgTech Businesses, Professionals

The City of Creve Coeur is working with the St. Louis Economic Development Partnership (SLEDP) and several local AgTech businesses to develop 39 North, an AgTech hub in the city’s northeast corner. The name “39 North” is a nod to the latitude near which the district is located, the 39th parallel north, which is also the prime agricultural belt across the world. Anchored by the Donald Danforth Plant Science Center, Bio-Research and Development Growth (BRDG) Park, and the Helix Center Biotech Incubator, 39 North will foster opportunities for economic growth and reinforce Creve Coeur as a global hub for plant science and technology innovation.

The 39 North district, which is entirely within the City of Creve Coeur, encompasses a 600-acre area between Baur Boulevard to the north, Monsanto’s campus to the south, Warson Road to the east, and Old Olive Street Road to the west.

Creve Coeur worked with the SLEDP and the anchor organizations to develop a master plan for the new district. Funding for the plan came from a $500,000 grant from the U.S. Department of Commerce. The area will be geared toward the lifestyle preferences of highly-skilled scientific workers including mixed retail, residential and office space connected by walking and biking trails and green spaces.

The SLEDP has begun work on several projects related to 39 North. The district has received $400,000 from Great Rivers Greenway to develop plans for a greenway system within the district. They have also issued a request for proposals for a Great Streets Plan to transform Old Olive Street Road into a vibrant corridor. The plan will be funded by a $450,000 contribution from St. Louis County and a $50,000 contribution from City of Creve Coeur. In Fiscal Year 2019, St. Louis County and East-West Gateway Council of Governments have budgeted $5,000,000 to design and construct a reconfiguration of the Olive Boulevard and Lindbergh Boulevard interchange.
