Current Planning The city’s current planning staff reviews proposed development and reports findings to the Planning and Zoning Commission, which meets on the first and third Monday of each month. Nonresidential development that is reviewed by the P&Z Commission typically consists of new buildings or additions and associated parking areas. The Commission also reviews items that may have an impact on neighboring residential properties such as new parking lot lighting or drive aisles. Residential development may entail the development of new subdivisions or adjustments to existing property boundaries. Depending on the type and location of the project, the P&Z Commission will either take final action on the proposal or provide a recommendation to City Council. In some cases, a developer or property owner may request a variance to the zoning ordinance due to a hardship or practical difficulty. Variances are reviewed by the Board of Adjustment. City planners consult the zoning ordinance, subdivision code, comprehensive plan, design guidelines, and the pedestrian plan in their review, along with applicable planning standards.
